ACCESS STATEMENT FOR GINGERBREAD COTTAGE

Introduction

Gingerbread Cottage is a detached, stone built and thatched cottage converted into a self-catering property. Downstairs it has an open plan design with a sitting room, dining area and kitchenette, and a separate room containing a shower, basin, and toilet. Upstairs is a twin-bedded bedroom.

It is located in a small country village up a short (25m) driveway within the grounds of Sheepfold Cottage adjacent to ponds.

Pre-Arrival

  • We have a detailed website, and can also send a brochure by post.
  • Bookings/inquiries can be made via the website, or by email, fax, phone or letter.
  • Guests are provided with written directions to the cottage, or they can download them, including maps, from the website.
  • The nearest bus stop is 1.5 miles away in Codford, connecting to Salisbury, Warminster and Bath.
  • The nearest train station is Warminster (7 miles) where there are taxis.
  • We can arrange to buy basic groceries for your arrival.

Arrival & Car Parking Facilities

  • There is a parking space for up to two guests’ cars next to the cottage. The area is shared with the owner.
  • The car park is virtually level and covered with gravel.
  • Normally the owners greet the guests on arrival and hand over the keys. Otherwise separate arrangements are made beforehand.

Main Entrance & Reception

  • There is an open porch at the entrance door adjacent to the car park. The door measures 199 cm high and 78 cm wide. With the door open the gap measures 77 cm, and the hinges are on the right.
  • There are two key locks at 70 cm and 155 cm high. Only one needs locking because it is a split stable door. The door handle is by the upper lock.
  • There is an 8 cm step up from the outside to the entrance flagstones, and a further 5 cm step up over the door threshold into the cottage.
  • The front door opens into the kitchen area beyond a floor mat to wipe feet. There is a triple light switch on the left-hand wall 128cm from the floor which controls the kitchen spotlights, the living area, and the outside spotlight.

Dining Room & Lounge

  • The dining room is open plan with the lounge and kitchen. The living area downstairs is floored with French Oak with 2 non-slip carpets – both are wool 180 x 120 cm Persian-type.
  • The dining table is round (size 104 cm wide, 76 cm high) with 4 legs. There are 4 dining chairs with padded seat covers. Free space between table and nearest wall is at least 58 cm, with one side having suitable space for a wheelchair.
  • Welcome Information File and booklets are on dining table on arrival.
  • In the lounge are is a two-seater settee and matching easy armchair, both movable within a limited space. Underneath the open plan staircase is a ladies writing desk which can be removed to install a fold-down single bed measuring 170 cm long by 80 cm wide.
  • The L shaped staircase has 4 steps around corner, then 7 steps up to bedroom. Stairs are quite steep at 50 degrees. The treads are 72 cm wide and there is one handrail at 86 cm above treads. There is a TV (with Teletext), DVD, and SKY box all with remote control, as well as a stereo CD/radio/tape system.

Laundry

A standard sized side-loading washing machine and tumble drier is available in the adjacent garage. A drying rack is available in the shower room. A retractable washing line is in the garden with clothes pegs.

Outdoor Facilities

To the side of the cottage is a separate garden which guests may use. A garden table and two folding chairs with cushions are provided. The garden overlooks a small spring-fed pond. Access to the garden is via level driveway.

Upstairs Bedroom

  • The staircase leads directly into the bedroom without a door. Lowest head clearance is 185 cm. Two 3 foot single divan beds are provided, which can be joined together to form a double bed if required.
  • Bed height is 56 cm from floor to mattress top.
  • Two pillows per person provided, one feather and other hollowfibre and also non-feather duvets. Sheets, duvet covers and pillows are polycotton.
  • The space to the right of the bed is 130 cm wide, and to the left is 110 cm, however beds can be moved to suit layout.
  • There are two individual bedside lights in addition to the main overhead light, and side light placed on chest of drawers.

Shower Room and WC

  • Located on the ground floor.
  • Door 76 cm wide by 198 cm high, opening from living area.
  • Toilet seat is 44 cm high. Th space to the right is 30cm and to the left 16 cm.
  • The basin height is 84 cm, with free space underneath.
  • Ample shelving space for toiletries.
  • The step into the shower is 25 cm high, The shower door width is 72 cm.
  • The shower tray is 88 cm square. The height of the shower controls is 113 cm, and to the rose is 196 cm.
  • Towel rail fixed above radiator.
  • Floor surface is non-slip ceramic tiles.
  • Extractor fan above basin is wired to light switch.

Self-catering kitchen

  • An open plan kitchenette, which comprises standard sized oak worktop cupboards (92 cm high x 60 cm deep) in L shape layout, a built-in oil fired boiler (thermostat controls 108 cm high), fitted refrigerator under worktop (highest shelf 66 cm), sink (92 cm high), and wall units.
  • On top of worktop is a combination Microwave, a two hob portable electric hotplate, electric kettle, toaster.
  • Above the hotplate is a pull switch controlling an extractor fan.
  • By the entrance door is a fire extinguisher and fire blanket, fuse box, hanging hooks, waste bin, and towel rail.
  • Cooking utensils are located in lower cupboards and drawer. Crockery and glassware is held in wall units.
  • A stain-resistant, non-slip polypropylene mat covers the oak floor in the kitchen area. Two separate spotlights light the area.
  • A basket in a chest freezer (90 cm high) in the garage is available for use by guests.

Additional Information

  • An information folder is produced in 14 size font (can be enlarged further), plus manufacturers' instruction leaflets, and "places of interest" brochures.
  • Mobile phone reception is variable, depending on provider.
  • No smoking.
  • No Pets.
  • No children between ages 1 and 8 (proximity of water hazards)
